THIS SITE, THE APPLICANT INTENDS TO STORE SEMI TRUCKS AND TRAILERS, AND JUST BY LOOKING AT THIS SITE, THE APPLICANT IS PROVIDING 10 PARKING SPACES, WHICH WOULD BE FOR THE HEAVY LOAD SEMI-TRUCKS AND TRAILER, AND THE APPLICANT IS PROPOSING A OFFICE WHICH IS 575 SQUARE FEET.

THE APPLICANT IS ALSO PROVIDING FOUR PARKING SPACES FOR THE OFFICE, AND THE FOUR PARKING SPACES IS REQUIRED AS PER THE GARLAND DEVELOPMENT CODE.

TRUCKS HAVE BEEN PARKED ON THE SITE AND THE CODE COMPLIANCE HAS PROVIDED A NOTICE TO THE OWNER AND THE APPLICANT IS GOING THROUGH THE PROPER ZONING PROCESS ACCORDINGLY.

LANDSCAPING CURRENTLY EXIST ON THE SITE.

HOWEVER, THE APPLICANT IS PROPOSING ADDITIONAL LANDSCAPING AND ALSO A NEW EIGHT-FOOT CHANNELING FENCE ON THE PERIMETER OF THE SITE.

THESE ARE THE ELEVATIONS THAT THE APPLICANT IS PROPOSING FOR THE OFFICE BUILDING AND THE DESIGN MEETS THE GDC REQUIREMENTS.

THE APPLICANT IS NOT PROPOSING THE SIGN WITH THIS DEVELOPMENT.

THEY'RE USING THIS EXISTING WAREHOUSE FOR EVENT STORAGE.

THIS APPLICANT WILL BE STORING CHAIRS, TABLES, AND OTHER EQUIPMENT.

AS PER THE GDC FOR A RECEPTION FACILITY, IS REQUIRED TO HAVE 121 PARKING SPACES, AND THE APPLICANT IS PROVIDING THE 157 PARKING SPACES AS SHOWN ON THE SITE PLAN.

LANDSCAPING CURRENTLY EXIST ON THE SITE.

THE APPLICANT IS NOT PROPOSING A BUILDING EXPANSION, NOR A PARKING LOT EXPANSION.

THEREFORE, LANDSCAPING IS NOT TRIGGERED BY THIS REQUEST.
