AND THIS SITE IS SUPPORTIVE OF THE SURROUNDING AREAS . THESE ARE THE PHOTOS.

THIS IS THE RACETRAC.

THE CAR WASH AND ALSO THE AUTO REPAIR SHOP.

THIS IS THE SITE PLAN THAT THE APPLICANT HAS PROVIDED, THE APPLICANT IS REQUESTING TO ELIMINATE THE TIME PERIOD EXPIRATION OF THE EXISTING SPECIFIC USE PROVISION, WHICH EXPIRES IN 2026.

THE CITY COUNCIL APPROVED A SPECIFIC USE PROVISION TIME PERIOD GUIDE RECOMMENDING A TIME PERIOD OF 20 TO 25 YEARS FOR RETAIL FEW PUMPS BASED OFF THE AVERAGE TIME PERIOD OF THE PREVIOUS SUP APPROVALS.

THE APPLICANT PROPOSES TO CONTINUE TO OPERATE THE EXISTING RACETRAC GAS STATION AND CONVENIENCE STORE WITH INTERIOR AND EXTERIOR IMPROVEMENTS ACCORDING TO THE APPLICANT.

THE APPLICANT PROPOSES TO MAKE INTERNAL FACILITY UPGRADES, INCLUDING NEW PRODUCT OFFERINGS, AND ALSO UPDATE THE CUSTOMER SERVICE EXPERIENCE AND MAKING CHANGES TO THE EXTERIOR OF THE BUILDING.

WHEN THE APPLICANT MENTIONED EXTERIOR BUILDING UPGRADES, THEY'RE JUST MEANING PAINTING, MAKING THE SITE MORE ATTRACTIVE.

THE SITE PLAN SHOWS THAT THERE ARE 16 PARKING SPACES ON SITE, THE APPLICANT IS NOT ADDING ADDITIONAL PARKING SPACES TO THE SITE.

THIS IS THE LANDSCAPE PLAN.

THE APPLICANT IS NOT EXPANDING THE SQUARE FOOTAGE OF THE BUILDING.

AND SO IT DOES NOT TRIGGER THE LANDSCAPING REQUEST, HOWEVER, THERE IS EXISTING LANDSCAPING ON SITE.

THE CURRENT SUP 9626 LIMITS FREE STANDING SIGNAGE TO ONE MONUMENT SIGN, AND THE APPLICANT HAS NOT REQUESTED ANY DEVIATIONS FROM A GBC OR SUP REGARDING THE SIGNAGE.

THESE ARE THE ELEVATIONS THAT THE APPLICANT HAS PROVIDED.

THE APPLICANT REQUESTS TO ELIMINATE THE TIME PERIOD EXPIRATION OF A SPECIFIC USE PROVISION AND MAKE IT AN UNLIMITED TIME PERIOD, THE APPLICANT REQUEST IS AN EXTENSION ONLY NO DEVIATIONS ARE BEING REQUESTED BY THIS APPLICANT.

STAFF RECOMMENDS A SPECIFIC USE PROVISION EXTENSION FOR RETAIL SALES WITH A FEW PROMPTS ON A PROPERTY ZONED COMMUNITY RETAIL DISTRICT FOR A PERIOD OF TWENTY FIVE YEARS IN ACCORDANCE WITH THE RECENT CITY COUNCIL APPROVED SUP TIME PERIOD POLICY GUIDE AND STAFF ALSO RECOMMENDS APPROVAL OF A PLAN FOR RETAIL SALES WITH FEW PUMPS ON A PROPERTY ZONED COMMUNITY RETAIL DISTRICT.

WE MAILED OUT ONE HUNDRED AND FORTY NINE NOTIFICATION LETTERS, WE RECEIVED ONE THAT IS IN FAVOR OF THE REQUEST AND THE TOTAL RESPONSES WAS ONE.

SO I THINK IT WAS JUST LAST SPRING THAT COUNCIL PUT TOGETHER A COMMITTEE AND WORKED THROUGH HISTORICAL DATA AND CAME UP WITH THIS TABLE THAT WE SEE IN HERE.

AND THIS IS ONE OF THE FIRST INSTANCES OF ITS IMPLEMENTATION.

IT'S NOT A MANDATORY TO RECOMMENDED GUIDELINE FROM.

WHEN WE INITIALLY SUBMITTED THE REQUEST, WE WERE UNAWARE OF THE COUNCIL ADOPTED GUIDELINES FOR SUPS.

SO WE WE ASKED FOR A PERMANENT SUP KNOWING THAT THAT WAS POSSIBLE IN THE CITY OF GARLAND.

BUT UNDERSTANDING NOW THAT THAT GUIDANCE HAS BEEN ADOPTED BY THE COUNCIL AND HEARING THE CONCERNS OF THE COMMISSION, WE ARE IN AGREEMENT WITH STAFF THAT A 25 YEAR SUP IN THIS INSTANCE IS GOING TO BE ACCEPTABLE TO US.

SO WE'RE HAPPY TO PROCEED ON THOSE TERMS IF IT PLEASES THE COMMISSION.

AGAIN, I THINK CITY STAFF WALKED YOU THROUGH THE NUTS AND BOLTS OF THE REQUEST.
