NEXT ITEM IS THE ZONING CASE, AND THIS IS A TWO PARTER.

CONSIDER, ITEM THREE A, CONSIDER THE APPLICATION OF CIVIL POINT ENGINEERING INC REQUESTING APPROVAL OF AN AMENDMENT TO PLANNED DEVELOPMENT DISTRICT 17-52 FOR MULTIFAMILY USE TO ALLOW ELDER CARE, INDEPENDENT LIVING AND ELDER CARE ASSISTED LIVING.

THIS PROPERTY IS LOCATED TWO ZERO FIVE FIVE ARAPAHO, AND ITEM THREE B.

CONSIDERATION OF THE APPLICATION OF CIVIL POINT ENGINEERING, REQUESTING APPROVAL OF A DETAILED PLAN FOR ELDER CARE, INDEPENDENT LIVING AND ELDER CARE ASSISTED LIVING.

SAME ADDRESS 2055 ARAPAHO ROAD.

GOOD EVENING. GOOD EVENING.

THIS IS A PLANNED DEVELOPMENT FOR AN ELDER CARE, INDEPENDENT LIVING AND AN ELDER CARE ASSISTED LIVING. HERE'S THE CASE INFORMATION, THE ACREAGE IS APPROXIMATELY THIRTY FOUR POINT FIVE ACRES.

THIS IS THE CITYWIDE LOCATION MAP, THE RED STAR IDENTIFIES THE APPROXIMATE LOCATION OF THE SUBJECT PROPERTY. AND THIS IS THE LOCATION MAP, THE SUBJECT PROPERTY IS OUTLINED IN THIS TEAL BLUE COLOR AND THIS AREA OF REQUEST IS THE, THE RED SHADED AREA, AND THAT'S

[00:05:06]

APPROXIMATELY 11 ACRES.

THE PROPERTIES TO THE NORTH ARE ZONED FOR AGRICULTURAL AND IT IS CURRENTLY UNIMPROVED.

THE PROPERTIES TO THE EAST ARE FOR MULTIFAMILY AND TO THE IMMEDIATE EAST IS A MULTIFAMILY UNDER CONSTRUCTION.

AND OVER HERE THIS MULTIFAMILY IS DEVELOPED AND THE PROPERTIES TO THE SOUTH ACROSS ARAPAHO ROAD ARE ZONED FOR A SINGLE FAMILY SEVEN DISTRICT, AND IT'S DEVELOPED WITH SINGLE FAMILY HOMES. THE FEATURE LAND USE MAP OF THE ENVISION GARLAND PLAN DESIGNATES THE SUBJECT PROPERTY AS COMPACT NEIGHBORHOODS.

AND THESE AREAS PROVIDE TRANSITION BETWEEN TRADITIONAL RESIDENTIAL NEIGHBORHOOD AND HIGHER DENSITY RESIDENTIAL NEIGHBORHOOD AND NON RESIDENTIAL DEVELOPMENT.

THIS PROPOSED LAND USE IS COMPATIBLE WITH THE COMPREHENSIVE PLAN.

AND HERE ARE SOME OF THE SITE PICTURES, THE TOP LEFT IS VIEW OF THE SUBJECT PROPERTY FROM ARAPAHO ROAD. THE TOP RIGHT IS LOOKING SOUTH OF THE SEPARATE PROPERTY FROM ARAPAHO ROAD.

THOSE ARE THE SINGLE FAMILY PROPERTIES.

THE BOTTOM LEFT IS LOOKING EAST OF THE SEPARATE PROPERTY FROM ARAPAHO ROAD.

AND THESE ARE THE MULTIFAMILY.

AND BOTTOM RIGHT IS LOOKING WEST OF THE SUBJECT PROPERTY.

AND HERE'S A COMPARISON TABLE BETWEEN WHAT WAS APPROVED IN 2017, PD 1752 AND TO THE RIGHT IS WHAT IS PROPOSED AND THE LAND USE FOR 1752 WAS FOR INDEPENDENT LIVING AND ASSISTED LIVING. AND PROPOSED IS ALSO FOR INDEPENDENT LIVING AND ASSISTED LIVING.

AND THE NEXT ONE IS ACREAGE.

1752 SHOWS THIRTY FOUR POINT FIVE ACRES, AND FOR THIS REQUEST, THE TOTAL SITE IS FOR THIRTY FOUR POINT FIVE ACRES, BUT THE LAND AREA TO BE DEVELOPED IS ONLY FOR 11 ACRES.

AND FOR DENSITY, 1752 IS FOR ELEVEN POINT FIVE DWELLING UNITS PER ACRE, AND FOR THIS REQUEST FOR THE FULL THIRTY FOUR POINT FIVE ACRES OF THE DENSITY IS THREE POINT FOUR EIGHT DWELLING UNITS PER ACRE.

AND FOR 11 ACRES, IT'S TEN POINT NINE DWELLING UNITS PER ACRE.

SO BOTH ARE BELOW THE ELEVEN POINT FIVE DWELLING UNITS PER ACRE.

AND THE NUMBER OF DWELLING UNITS FOR 1752 WAS A TOTAL OF FOUR HUNDRED UNITS AND A HUNDRED TEN OF THEM WERE FOR ASSISTED LIVING.

TWO HUNDRED NINETY OF THEM WERE FOR INDEPENDENT LIVING.

AND FOR THIS REQUEST, IT'S A TOTAL OF ONE HUNDRED AND TWENTY UNITS.

FORTY SIX OF THEM ARE FOR ASSISTED LIVING AND SEVENTY FOUR ARE FOR INDEPENDENT LIVING.

AND THE LAST ONE IS BUILDING HEIGHT.

THE MAXIMUM HEIGHT THAT WAS APPROVED FOR 1752 WAS FIFTY FIVE FEET AND FOR THIS REQUEST IS MAXIMUM OF THIRTY SIX FEET.

AND THIS IS THE DETAILED PLAN THAT WAS APPROVED IN 2017, WHICH SHOWS TWO SEPARATE BUILDINGS FOR ASSISTED LIVING AND INDEPENDENT LIVING AND THE TRAIL SYSTEM.

AND AS YOU CAN SEE, MOST OF THE DEVELOPMENT DOES COVER THE THIRTY FOUR POINT FIVE ACRES.

AND THIS IS THE SECOND SHEET.

AND THIS IS THE PROPOSED OVERALL SITE PLAN, WHICH SHOWS THE ENTIRE PROPERTY THIRTY FOUR POINT FIVE ACRES AND THE BLUE AREA THAT IS OUTLINED, THAT IS 11 ACRES, AND THAT'S THE AREA THAT WILL BE DEVELOPED AT THIS TIME.

AND THE RED LINE IS FOR THE PROPOSED TRAIL SYSTEM, WHICH WILL ALIGN WITH THE EXISTING TRAIL SYSTEM, AND IT WILL BE CONSTRUCTED AND COMPLETED WITH THIS DEVELOPMENT.

AND THERE IS TWO ACCESS POINTS FROM ARAPAHO ROAD AND OVER HERE IS JUST ONE SINGLE BUILDING. AND FUTURE DEVELOPMENT WILL REQUIRE DETAILED PLAN APPROVAL.

AND THIS IS JUST THE ENLARGED VERSION OF THE SITE PLAN.

THIS IS ONE SINGLE BUILDING, APPROXIMATELY ONE HUNDRED TWENTY FIVE THOUSAND SIX HUNDRED AND FORTY ONE SQUARE FOOT DESIGNED TO FUNCTION AS MULTIPLE BUILDINGS.

THE LEFT IS FOR INDEPENDENT LIVING AND TO THE RIGHT IS FOR THE ASSISTED LIVING.

AND A TOTAL OF ONE HUNDRED AND TWENTY UNITS AND FORTY SIX ASSISTED LIVING, SEVENTY FOUR INDEPENDENT LIVING UNITS AND THERE WILL BE FOUR COURTYARDS, THIS RIGHT HERE IS THE

[00:10:01]

CENTRAL COURTYARD.

AND THEN TO THE LEFT IS THE COURTYARD FOR THE INDEPENDENT LIVING, WHICH HAS A SWIMMING POOL. AND TO THE RIGHT, BOTH OF THE COURTYARDS ARE FOR ASSISTED LIVING.

AND IT WILL COMPLY WITH ALL THE AMENITIES THAT ARE REQUIRED.

THEY'RE ALSO PROPOSING A CLUBHOUSE, WHICH IS APPROXIMATELY THIRTY FIVE HUNDRED SQUARE FEET, AND I'VE ALREADY MENTIONED THAT THEY ARE PROPOSING THAT SWIMMING POOL AS WELL.

THEY ARE ALSO COMPLYING WITH ALL THE PARKING REQUIREMENTS AND SETBACKS.

AND FOR THE INDEPENDENT LIVING, THE AVERAGE DWELLING SIZE THAT'S REQUIRED IS SIX HUNDRED SQUARE FEET, PROPOSED IS SIX HUNDRED AND SEVENTY SIX SQUARE FEET.

AND THERE'S SEVENTY FOUR UNITS FOR EVERY ONE BEDROOM, THE MINIMUM THAT'S REQUIRED IS FOUR HUNDRED AND SEVENTY FIVE SQUARE FEET AND PROPOSED IS IN BETWEEN FIVE HUNDRED AND SEVENTY FIVE SQUARE FEET AND SEVEN HUNDRED AND TEN.

FOR EVERY TWO BEDROOM UNIT, THE REQUIRED MINIMUM IS SEVEN HUNDRED AND TWENTY FIVE SQUARE FEET AND PROPOSED IS EIGHT HUNDRED NINETY EIGHT SQUARE FEET TO NINE HUNDRED AND NINETY SEVEN SQUARE. AND THEY ARE ALSO REQUESTING STUDIO UNITS.

A TOTAL OF FIVE OF THEM ARE REQUESTED WITH THIS PROPOSAL.

AND IT'S THEY'LL BE THREE HUNDRED AND EIGHTY SQUARE FEET AND FOUR HUNDRED AND SIXTY ONE SQUARE FEET. AND THE GDC DOES NOT HAVE STUDIO UNITS FOR SENIOR LIVING.

SO THE APPLICANT IS REQUESTING A DEVIATION TO ADD THESE UNITS WITH THIS DEVELOPMENT.

AND FOR ASSISTED LIVING, THE REQUIRED MINIMUM IS TWO HUNDRED SQUARE FEET AND PROPOSED IS IN BETWEEN THREE HUNDRED AND THIRTY EIGHT SQUARE FEET TO FOUR HUNDRED AND SIXTY SEVEN SQUARE FEET. AND THERE WILL BE A TOTAL OF FORTY SIX UNITS THAT ARE FOR ASSISTED LIVING.

AND THIS IS THE PROPOSED LANDSCAPE PLAN, AND THE GDC REQUIRES 40 PERCENT OF THE SITE TO BE LANDSCAPE AND THEY ARE COMPLYING WITH THAT REQUIREMENT, ALONG WITH THE LANDSCAPE BUFFER ALONG ARAPAHO ROAD.

AND THE GDC ALSO REQUIRES A SCREENING, PERIMETER SCREENING ALONG ALL PROPERTY LINES AND ACCESS POINTS TO A SENIOR FACILITY, AND THEY ARE PROPOSING A SIX FOOT ORNAMENTAL FENCE WITH MASONRY COLUMNS AND HIGH LEVEL SCREENING SHRUBS AROUND THE PERIMETER OF THE PROPERTY AND AROUND THE TRAILS EXCEPT THE FRONT PROPERTY LINE.

AND THE APPLICANT IS REQUESTING TO DEVIATE AS IT MAY BLOCK THE VISIBILITY FROM ARAPAHO ROAD. AND ALSO, JUST TO KEEP IN MIND, IN PD 1752, THE SITE PLAN DOES NOT SHOW A PERIMETER FENCE ALONG ARAPAHO ROAD EITHER.

BUT IT DOES COMPLY WITH ALL OTHER LANDSCAPING REQUIREMENTS.

AND THIS IS THE TRAIL TO THE WEST OF THE SITE, WHICH SHOWS THE BENCHES, LANDSCAPING AND PATHWAY LIGHTING ALL AROUND THE PROPERTY.

THESE ARE THE COURTYARDS, THE LEFT, ONE IS FOR INDEPENDENT LIVING.

AND THIS ONE IS THE CENTRAL COURTYARD AND HAS A WATER FEATURE, BOTTOM ONE IS FOR ASSISTED LIVING COURTYARD. AND OVER HERE IS ALSO FOR ASSISTED LIVING.

THESE ARE SOME OF THE CUT SHEETS FOR THE AMENITIES, THIS IS FOR THE WATER FEATURE, THE GAZEBO, BARBECUE GRILL AND FOR A BENCH.

AND THIS IS THE PROPOSED BUILDING PLAN.

IT JUST GIVES A BETTER VISUAL OF THE BUILDING LAYOUT, THE LEFT PORTION, WHICH IS ORANGE, IS FOR THE INDEPENDENT LIVING, AND THEN TO THE RIGHT, THE PURPLE AND THE BLUE COLORS ARE FOR ASSISTED LIVING.

AND THEN THE GOLDEN YELLOW COLOR ARE ALL THE COMMON INDOOR AMENITIES THAT ARE OFFERED.

AND SOME OF THEM INCLUDES MINDFUL STUDIO, GATHERING SPACES, ARTS AND CRAFTS STUDIO AND S ALON. THE PROPOSED BUILDING ELEVATIONS, AND IT DOES COMPLY WITH THE APPLICABLE BUILDING DESIGN STANDARDS.

THIS IS THE SOUTH EAST ELEVATION AND SOUTHWEST SOUTHWEST ELEVATION.

SOUTHWEST AND NORTHWEST ELEVATION.

NORTHEAST.

[00:15:15]

THESE ARE THE COURTYARD ELEVATION CENTRAL AND FOR ASSISTED LIVING.

THIS IS THE CARPORT ELEVATION, AND IT WILL COMPLY WITH THE REQUIREMENTS FOR CARPORT STRUCTURES. THE DUMPSTER ELEVATION.

PERIMETER SCREENING, WHICH IS THE ORNAMENTAL METAL FENCE WITH THE MASONRY COLUMNS.

THIS IS THE ELEVATION FOR THE PORTE COCHERE, WHICH WILL BE AT THE ENTRANCE.

AND HERE IS THE SUMMARY TABLE, THE FIRST ONE IS FOR INDEPENDENT LIVING STUDIO DWELLING UNITS, WHICH IS NOT IN THE GDC, AND THEY'RE REQUESTING TO ADD FIVE OF THEM AND WHICH WILL BE THREE HUNDRED EIGHTY SQUARE FEET AND FOUR HUNDRED AND SIXTY ONE SQUARE FEET.

GDC HAS REGULATIONS FOR ONE BEDROOM AND TWO BEDROOM UNITS, BUT NOT FOR STUDIO UNITS.

AND THE APPLICANT REQUESTS TO ALLOW SMALLER STUDIO UNITS AS A PART OF THIS DEVELOPMENT.

THE SECOND ONE IS FOR PERIMETER SCREENING, THE GDC STATES THAT PERIMETER FENCING AND LANDSCAPING IS REQUIRED ALONG ALL PROPERTY LINES AND ACCESS TO A SENIOR LIVING FACILITY.

AND THE SITE PLAN SHOWS THE FRONT OF THE BUILDING ALONG ARAPAHO ROAD FRONTAGE IS NOT FENCED, THE REMAINING OF THE REMAINDER OF THE PROPERTY IS CONTAINED WITHIN A SIX FOOT MINIMUM HEIGHT ORNAMENTAL METAL FENCE WITH THE MASONRY COLUMNS.

AND THE APPLICANT CONTENDS THAT FENCE ALONG THE FRONTAGE WILL BLOCK VISIBILITY AND HAVE NEGATIVE IMPACT ON THE PROPERTY.

AND STAFF RECOMMENDS APPROVAL OF THE AMENDMENT TO THE PD AND APPROVAL OF A DETAILED PLAN FOR AN INDEPENDENT LIVING AND ASSISTED LIVING.

AND WE DID SEND OUT NOTIFICATION LETTERS, TOTAL OF EIGHTY THREE LETTERS WERE MAILED OUT AND WE RECEIVED TWO RESPONSES, WHICH IS WITHIN THE NOTIFICATION AREA AND FOR THE REQUEST, THAT IS THE END OF MY PRESENTATION.

THANK YOU. APPRECIATE IT.

ANY QUESTIONS FROM THE COMMISSIONERS? COMMISSIONER ROSE.

IT APPEARS THAT WE'VE RECEIVED NO RESPONSES FROM PEOPLE ON THE SOUTH SIDE OF ARAPAHO WHERE ALL THE RESIDENTIAL HOMES ARE, IS THAT CORRECT? I DON'T THINK WE RECEIVED ANY RESPONSE FROM THAT AREA.

I AGREE. OK.

I'VE GOT A COUPLE OF QUESTIONS FOR CLARIFICATION, IS THIS KIND OF BEING HANDLED AS A TRACK A, OR TRACK ONE AND TRACK TWO, FOR INSTANCE? FIFTY FIVE FOOT HEIGHT? WILL THAT STILL REMAIN ON REMAINDER OF THE PROPERTY, ALLOWED 55 OR WOULD BE 36 FOR ALL.

IT'LL BE THIRTY SIX FOR ALL OF THEM.

OK, SO THE REMAINDER OF THE PROPERTY CHANGES FROM FIFTY FIVE DOWN TO THIRTY SIX.

UNLESS THEY AMEND IT IN THE FUTURE.

OK. ALL RIGHT.

AND THEN JUST FOR CLARIFICATION, BECAUSE WHEN THIS WAS ORIGINALLY PASSED, THE WHOLE THIRTY FOUR ACRES WERE SUPPOSED TO BE FOR INDEPENDENT LIVING AND YOU KNOW OVER 55 ELDERLY CARE. AND THAT'S STILL THE CASE FOR ALL THIRTY FOUR ACRES, CORRECT? RIGHT NOW, THEY ARE NOT SURE WHAT THE OF WHAT THE REMAINING PORTION WILL BE DEVELOPED FOR . THE APPLICANT CAN EXPAND ON THAT.

THERE MIGHT BE A POSSIBILITY FOR PHASE TWO SENIOR LIVING, BUT THEY'RE NOT SURE AT THIS TIME. YEAH, AT THE TIME THE ONLY REASON 30 ACRES WENT THAT WAY.

IT WAS CUZ IT WAS ELDER CARE.

SO THERE COULD BE ISSUES IN THE FUTURE.

OK, AND I WAS NOTICING TO GET BACK THERE ON THE SITE PLAN, IT LOOKS LIKE THERE'S ONLY THAT CONNECTION ON THE LEFT HAND SIDE OF THAT DRIVE SEEMS TO HAVE TWO DEAD ENDS.

IT CAN GO INTO THE OTHER BACK PORTION OF THE PROPERTY.

IS FIRE OK WITH THAT? BECAUSE THAT WOULD MEAN THE BACK PROPERTY WOULD ONLY HAVE THAT WOULD HAVE TO LOOP WITHIN IN ORDER TO COME OUT.

SOMETIMES YOU WANT TO BE ABLE TO COME OUT ANOTHER ENTRANCE.

I DON'T KNOW IF THEY LOOKED AT THAT YES, THEY HAVE LOOKED AT IT AND THEY ARE OK WITH THIS PLAN.

OK, GOOD. AND THIS IS A MINOR THING, NOT EVEN MORE OF A SUGGESTION, BUT ON A CONNECTION TO THAT WALK AREA, TO THEIR TRAIL.

ONE CONNECTION IS OUT OF THE BACK.

THE BUILDING GOES RIGHT PAST THE DUMPSTERS AND THEN YOU HAVE TO WALK ALL THE WAY DOWN TO

[00:20:03]

GET THE TRAIL AREA. THE OTHER ONE, THEY HAVE TO COME OUT THE FRONT, CROSS THE FRONT DRIVE AND THEN WALK DOWN ALONG ARAPAHO AND CROSS ANOTHER DRIVE TO GET TO THE AREA ON THE LEFT.

MAYBE GOOD FOR THEM BECAUSE THERE'S NO SIDEWALK SHOWING GOING DIRECTLY ACROSS THAT DRIVE ACROSS THE LEFT SO THEY CAN GO DIRECTLY, YOU KNOW, OUT OF THE BUILDING BECAUSE THEY GET THAT ONE HALLWAY NEAR THE TOP IN THE BACK LEFT AND THEY COULD COME DIRECTLY OUT OF THERE ACROSS THAT DRIVEWAY TO WALK WHERE IT'S MORE OF A SUGGESTION FOR THE DEVELOPER BUT WOULD MAKE IT EASIER FOR THEM.

YEAH. AND WAS THERE ANY INDICATION AS TO WHETHER THIS IS ASSISTED LIVING OR IS MEMORY CARE OR WE CAN ASK THE APPLICANT THAT? I DON'T BELIEVE THERE IS ANY MEMORY CARE, IT IS FOR ASSISTED LIVING AND INDEPENDENT.

OK, BECAUSE IF THERE IS, THEN WE GET INTO SOME AREAS OF RESCUE AND 75 FEET AWAY AND STUFF LIKE THAT. AND I DIDN'T SEE THAT IN THE SITE PLAN.

OK, THANK YOU.

YOU ANSWERED ALL THE QUESTIONS.

THANK YOU. AND MR. CHAIRMAN, IF I CAN ADD ONE MORE THING TO YOUR QUESTION EARLIER ABOUT THE PREVIOUS APPROVAL BEING FOR ASSISTED LIVING AND INDEPENDENT LIVING.

TO TAKE THAT A STEP FURTHER, THE ORDINANCE FOR 1752, THERE'S A CONDITION FOR PERMANENT USES, AND IT DID LIMIT THE SITE TO INDEPENDENT LIVING AND ASSISTED LIVING.

AND IT STILL HOLD TO IT, I GUESS, BUT I WANTED ANYBODY WATCHING THANK YOU. APPRECIATE IT.

ALL RIGHT. ANY QUESTIONS? ALL RIGHT, LET'S BRING ON THE APPLICANT.

WE HAVE EITHER STEVEN BALLIET OR MATT TAYLOR.

HELLO, MY NAME IS STEVEN BALLIET I'M WITH THE ARCHITECTURAL FIRM OF JEFFREY JAMIR AND ASSOCIATES, AND I'M HERE TO ANSWER ANY QUESTIONS THAT YOU MIGHT HAVE ABOUT THE PROJECT.

JUST TO GO ON A LITTLE MORE DETAIL WITH REGARD TO THE OVERALL SITE, WE'RE STILL TRYING TO FIGURE OUT WE AND THE THE APPLICANT WHAT WE WANT TO DO ON THAT NEXT PHASE.

BUT IT WOULD ALL BE WITHIN THAT SENIOR UMBRELLA.

WE'RE TOYING CURRENTLY WITH THE IDEA OF SOME INDEPENDENT LIVING COTTAGES, WHICH WE'VE DONE IN OTHER COMMUNITIES THROUGHOUT THE US, AND IT'S WORKED REALLY WELL.

AND THE SYNERGY THAT'S CREATED BETWEEN THE INDEPENDENT COTTAGES AND THE ASSISTED AND INDEPENDENT BUILDING, SIMILAR TO TO THIS CONCEPT TYPICALLY WORKS REALLY WELL.

I'M FOR THE MOST PART, WE HAVE THE APPLICANT AVAILABLE TO ANSWER ANY QUESTIONS THAT YOU MIGHT HAVE AS WELL. WE ALSO HAVE THE LANDSCAPE ARCHITECT AND THE CIVIL ENGINEER ALL ON THE LINE. I THINK THE OUR PLANNER DID A WONDERFUL JOB OF PAINTING THE PICTURE OF THE OVERALL PROJECT, SO THERE'S NOT REALLY MUCH TO ADD.

SO I AM REALLY HERE TO ANSWER ANY QUESTIONS THAT YOU MIGHT HAVE.

JUST ONE THING MAYBE ADD IS THE INSPIRATION OF THIS COMMUNITY WAS REALLY TO CREATE KIND OF A COUNTRY CLUB LIFE STYLE.

AND YOU MIGHT ASK WHY IS IT SMALLER THAN WHAT WAS ORIGINALLY APPROVED? AND THE CONCEPT IS TO KIND OF SCALE IT DOWN SLIGHTLY TO WE BELIEVE, FIT IN VERY WELL WITH THE EXISTING RESIDENTIAL NEIGHBORHOOD.

SO WE FELT IT WAS KIND OF IMPORTANT TO GO A LITTLE BIT SMALLER, ONE AND TWO STORY.

AND THE ONE STORY ACTUALLY WORKS REALLY WELL WITH THE ASSISTED LIVING.

THE FOLKS FEEL VERY COMFORTABLE IN THE ONE STORY BUILDINGS AND AGAIN WITH THE ASSISTED INDEPENDENT LIVING UNITS KIND OF CIRCLED AROUND THE COURTYARDS.

IT GIVES FOLKS AN OPPORTUNITY TO GO OUTSIDE, BUT YET STILL BE WITHIN THE COMMUNITY ITSELF. SO BUT OTHER THAN THAT, I'M HERE TO ANSWER ANY QUESTIONS THAT YOU MIGHT HAVE.

THANK YOU. ANY QUESTIONS FROM WHAT WHAT'S THE TIME FRAME, ASSUMING THAT THIS IS APPROVED BY THE COUNCIL AS WELL? WHAT KIND OF A TIME FRAME Y'ALL ON? WELL, WE'RE EXCITED TO MOVE FORWARD VERY RAPIDLY, SO HOPEFULLY THIS IS APPROVED AND WE GO ON TO THE NEXT APPROVAL AND WE WOULD BE DELIGHTED TO GET THROUGH THE BUILDING DEPARTMENT REVIEW VERY QUICKLY AS WELL.

SO OUR TEAM IS VERY EAGER TO GET GET MOVING ON THIS PROJECT.

THAT'S IT. THANK YOU.

YOU'RE VERY WELCOME. THANK YOU, TRACEY IS ANYBODY LOGGED IN FROM THE PUBLIC? WE DO NOT HAVE ANY SPEAKERS FROM THE PUBLIC SIR.

ALRIGHTY. THANK YOU, COMMISSIONER WILLIAMS, AND YOU'LL NEED TO UNMUTE YOU SIR.

HE DIDN'T GIVE US HIS NAME AND ADDRESS FOR THE RECORD.

THAT'S RIGHT, YEAH WE NEED WE NEED YOUR NAME AND ADDRESS, GOT YOUR NAME, NOT YOUR ADDRESS.

[00:25:02]

YEAH. STEVEN WITH JEFFREY DAHMER AND ASSOCIATES AND THE ARCHITECTURAL FIRM IS LOCATED AT FIVE NINE ZERO FIVE GRANITE LAKE DRIVE, GRANITE WELL, WHILE YOU'RE STILL ON, I'D LIKE TO COMPLIMENT YOU, THE SITE PLAN AND THE LAYOUT DOES LOOK GOOD AND INTERESTING.

I'M AN ARCHITECT WHO'VE ALSO DESIGNED ASSISTED LIVING NOT ON THIS SCALE, BUT THIS MORE SMALL TYPE STUFF AND IT LOOKS GOOD.

THIS GOING TO BE ANY MEMORY CARE OR? NO. THIS PARTICULAR PROJECT WILL NOT HAVE MEMORY CARE.

YOU'LL NOTICE ON THE FLOOR PLAN THAT WAS PRESENTED, THERE'S A PURPLE AREA AND THAT AREA IS WHAT WE'RE CALLING SPECIALIZED ASSISTED.

AND THAT IS BASICALLY FOR THE LITTLE HIGHER ACUITY LEVEL.

BUT BASICALLY, ONCE FOLKS GET TO THAT MEMORY CARE LEVEL, FOR LACK OF A BETTER TERM, THAT WOULD WOULD BE A DIFFERENT LOCATION.

IT'S SOMETHING I THINK I SHOULD MENTION, SOMETHING VERY IMPORTANT, ACTUALLY.

THE OPERATOR WILL BE FRONTIER MANAGEMENT.

AND GREG AND WE'VE HAD A WONDERFUL OPPORTUNITY TO WORK WITH HIS GROUP FOR MANY, MANY YEARS.

AND THIS DESIGN IS BASED ON COLLABORATION WITH HIS TEAM, OUR TEAM, OBVIOUSLY, THE CIVIL ENGINEER, LANDSCAPE ARCHITECT, EVERYBODY INVOLVED.

WE'RE VERY PROUD OF HOW THIS TURNED OUT CONCEPT AND WE BELIEVE POST COVID IT'S GOING TO BE AN AMAZING COMMUNITY BECAUSE IT KIND OF ADDRESSES ALL THE THINGS THAT PEOPLE HAVE HAVE KIND OF SCRATCHED THEIR HEAD ABOUT OVER THIS LAST YEAR OF MAYBE A LITTLE BIT WIDER CORRIDORS, MAYBE MULTIPLE DINING VENUES, A LITTLE BIT MORE SPACE BETWEEN THE THE THE UNITS THEMSELVES AND SOME OUTDOOR SPACE.

SO WE'VE KIND OF INCORPORATED ALL THAT IN THIS IN THIS DESIGN.

AND WE THINK IT'S GOING TO IT'S GOING TO DO REALLY WELL.

AND THE FACILITY ITSELF ALLOWS PEOPLE TO GO FROM AN INDEPENDENT TO ASSISTED, DEPENDING ON WHAT YOU DO IN THE BACK, COULD GO TO MEMORY CARE AND NURSES SO YEAH.

THANK YOU. THANK YOU.

THANK YOU. ANYTHING ELSE, GENTLEMEN? ANY MOTION OR DISCUSSION AND ANY MOTION I'D HAVE TO COVER THE AMENDMENT TO THE PD AND IN DETAIL PLAN. COMMISSIONER JENKINS.

THANK YOU, CHAIRMAN, I MOVE THAT WE, MOTION TO APPROVE THE AMENDED PD AND THE DETAILED PLAN AS PRESENTED. AND AGAIN, I SEE A SECOND FROM COMMISSIONER WILLIAMS. WE HAVE A MOTION BY COMMISSIONER JENKINS TO APPROVE THE DETAILED PLAN AND THE AMENDED PD AND A SECOND BY COMMISSIONER WILLIAMS. ANY DISCUSSION? COMMISSIONER ROSE.

THAT ALSO INCLUDES CLOSING THE COMMENT QUESTIONS? YEAH, WE DON'T NECESSARILY HAVE TO BUT YEAH.

OK. ALRIGHTY SEEING NO DISCUSSION, PLEASE VOTE, THIS IS TO APPROVE.

AND THAT PASSES UNANIMOUSLY.

THANK YOU, GENTLEMEN. WE LOOK FORWARD TO YOUR CONSTRUCTION STARTING.

THAT WAS THE LAST ITEM ON OUR AGENDA.

SO UNTIL OUR MEETING ON JUNE 14TH, WE ARE ADJOURNED.

THANK YOU, EVERYBODY. THANK YOU.
