AND FOR DENSITY, 1752 IS FOR ELEVEN POINT FIVE DWELLING UNITS PER ACRE, AND FOR THIS REQUEST FOR THE FULL THIRTY FOUR POINT FIVE ACRES OF THE DENSITY IS THREE POINT FOUR EIGHT DWELLING UNITS PER ACRE.

AND FOR 11 ACRES, IT'S TEN POINT NINE DWELLING UNITS PER ACRE.

AND THIS IS THE DETAILED PLAN THAT WAS APPROVED IN 2017, WHICH SHOWS TWO SEPARATE BUILDINGS FOR ASSISTED LIVING AND INDEPENDENT LIVING AND THE TRAIL SYSTEM.

AND AS YOU CAN SEE, MOST OF THE DEVELOPMENT DOES COVER THE THIRTY FOUR POINT FIVE ACRES.

AND THIS IS THE SECOND SHEET.

AND THIS IS THE PROPOSED OVERALL SITE PLAN, WHICH SHOWS THE ENTIRE PROPERTY THIRTY FOUR POINT FIVE ACRES AND THE BLUE AREA THAT IS OUTLINED, THAT IS 11 ACRES, AND THAT'S THE AREA THAT WILL BE DEVELOPED AT THIS TIME.

THE LEFT IS FOR INDEPENDENT LIVING AND TO THE RIGHT IS FOR THE ASSISTED LIVING.

THEY ARE ALSO COMPLYING WITH ALL THE PARKING REQUIREMENTS AND SETBACKS.

AND FOR THE INDEPENDENT LIVING, THE AVERAGE DWELLING SIZE THAT'S REQUIRED IS SIX HUNDRED SQUARE FEET, PROPOSED IS SIX HUNDRED AND SEVENTY SIX SQUARE FEET.

AND THERE'S SEVENTY FOUR UNITS FOR EVERY ONE BEDROOM, THE MINIMUM THAT'S REQUIRED IS FOUR HUNDRED AND SEVENTY FIVE SQUARE FEET AND PROPOSED IS IN BETWEEN FIVE HUNDRED AND SEVENTY FIVE SQUARE FEET AND SEVEN HUNDRED AND TEN.

FOR EVERY TWO BEDROOM UNIT, THE REQUIRED MINIMUM IS SEVEN HUNDRED AND TWENTY FIVE SQUARE FEET AND PROPOSED IS EIGHT HUNDRED NINETY EIGHT SQUARE FEET TO NINE HUNDRED AND NINETY SEVEN SQUARE. AND THEY ARE ALSO REQUESTING STUDIO UNITS.

A TOTAL OF FIVE OF THEM ARE REQUESTED WITH THIS PROPOSAL.

SO THE APPLICANT IS REQUESTING A DEVIATION TO ADD THESE UNITS WITH THIS DEVELOPMENT.

AND FOR ASSISTED LIVING, THE REQUIRED MINIMUM IS TWO HUNDRED SQUARE FEET AND PROPOSED IS IN BETWEEN THREE HUNDRED AND THIRTY EIGHT SQUARE FEET TO FOUR HUNDRED AND SIXTY SEVEN SQUARE FEET. AND THERE WILL BE A TOTAL OF FORTY SIX UNITS THAT ARE FOR ASSISTED LIVING.

AND THIS IS THE PROPOSED LANDSCAPE PLAN, AND THE GDC REQUIRES 40 PERCENT OF THE SITE TO BE LANDSCAPE AND THEY ARE COMPLYING WITH THAT REQUIREMENT, ALONG WITH THE LANDSCAPE BUFFER ALONG ARAPAHO ROAD.

AND THE GDC ALSO REQUIRES A SCREENING, PERIMETER SCREENING ALONG ALL PROPERTY LINES AND ACCESS POINTS TO A SENIOR FACILITY, AND THEY ARE PROPOSING A SIX FOOT ORNAMENTAL FENCE WITH MASONRY COLUMNS AND HIGH LEVEL SCREENING SHRUBS AROUND THE PERIMETER OF THE PROPERTY AND AROUND THE TRAILS EXCEPT THE FRONT PROPERTY LINE.

AND THE APPLICANT IS REQUESTING TO DEVIATE AS IT MAY BLOCK THE VISIBILITY FROM ARAPAHO ROAD. AND ALSO, JUST TO KEEP IN MIND, IN PD 1752, THE SITE PLAN DOES NOT SHOW A PERIMETER FENCE ALONG ARAPAHO ROAD EITHER.

BUT IT DOES COMPLY WITH ALL OTHER LANDSCAPING REQUIREMENTS.

AND THIS IS THE TRAIL TO THE WEST OF THE SITE, WHICH SHOWS THE BENCHES, LANDSCAPING AND PATHWAY LIGHTING ALL AROUND THE PROPERTY.

THESE ARE THE COURTYARDS, THE LEFT, ONE IS FOR INDEPENDENT LIVING.

AND THE APPLICANT REQUESTS TO ALLOW SMALLER STUDIO UNITS AS A PART OF THIS DEVELOPMENT.

THE SECOND ONE IS FOR PERIMETER SCREENING, THE GDC STATES THAT PERIMETER FENCING AND LANDSCAPING IS REQUIRED ALONG ALL PROPERTY LINES AND ACCESS TO A SENIOR LIVING FACILITY.

AND THE SITE PLAN SHOWS THE FRONT OF THE BUILDING ALONG ARAPAHO ROAD FRONTAGE IS NOT FENCED, THE REMAINING OF THE REMAINDER OF THE PROPERTY IS CONTAINED WITHIN A SIX FOOT MINIMUM HEIGHT ORNAMENTAL METAL FENCE WITH THE MASONRY COLUMNS.

AND THE APPLICANT CONTENDS THAT FENCE ALONG THE FRONTAGE WILL BLOCK VISIBILITY AND HAVE NEGATIVE IMPACT ON THE PROPERTY.

AND STAFF RECOMMENDS APPROVAL OF THE AMENDMENT TO THE PD AND APPROVAL OF A DETAILED PLAN FOR AN INDEPENDENT LIVING AND ASSISTED LIVING.

AND WE DID SEND OUT NOTIFICATION LETTERS, TOTAL OF EIGHTY THREE LETTERS WERE MAILED OUT AND WE RECEIVED TWO RESPONSES, WHICH IS WITHIN THE NOTIFICATION AREA AND FOR THE REQUEST, THAT IS THE END OF MY PRESENTATION.

I'VE GOT A COUPLE OF QUESTIONS FOR CLARIFICATION, IS THIS KIND OF BEING HANDLED AS A TRACK A, OR TRACK ONE AND TRACK TWO, FOR INSTANCE? FIFTY FIVE FOOT HEIGHT? WILL THAT STILL REMAIN ON REMAINDER OF THE PROPERTY, ALLOWED 55 OR WOULD BE 36 FOR ALL.

THERE MIGHT BE A POSSIBILITY FOR PHASE TWO SENIOR LIVING, BUT THEY'RE NOT SURE AT THIS TIME. YEAH, AT THE TIME THE ONLY REASON 30 ACRES WENT THAT WAY.

IT WAS CUZ IT WAS ELDER CARE.

SO THERE COULD BE ISSUES IN THE FUTURE.

OK, AND I WAS NOTICING TO GET BACK THERE ON THE SITE PLAN, IT LOOKS LIKE THERE'S ONLY THAT CONNECTION ON THE LEFT HAND SIDE OF THAT DRIVE SEEMS TO HAVE TWO DEAD ENDS.

IT CAN GO INTO THE OTHER BACK PORTION OF THE PROPERTY.

IS FIRE OK WITH THAT? BECAUSE THAT WOULD MEAN THE BACK PROPERTY WOULD ONLY HAVE [INAUDIBLE] ONE ENTRANCE AND THAT WOULD HAVE TO LOOP WITHIN IN ORDER TO COME OUT.

YEAH. AND WAS THERE ANY INDICATION AS TO WHETHER THIS IS ASSISTED LIVING OR IS MEMORY CARE OR WE CAN ASK THE APPLICANT THAT? I DON'T BELIEVE THERE IS ANY MEMORY CARE, IT IS FOR ASSISTED LIVING AND INDEPENDENT.

OK, BECAUSE IF THERE IS, THEN WE GET INTO SOME AREAS OF RESCUE AND 75 FEET AWAY AND STUFF LIKE THAT. AND I DIDN'T SEE THAT IN THE SITE PLAN.

BUT IT WOULD ALL BE WITHIN THAT SENIOR UMBRELLA.

WE'RE TOYING CURRENTLY WITH THE IDEA OF SOME INDEPENDENT LIVING COTTAGES, WHICH WE'VE DONE IN OTHER COMMUNITIES THROUGHOUT THE US, AND IT'S WORKED REALLY WELL.

AND THE SYNERGY THAT'S CREATED BETWEEN THE INDEPENDENT COTTAGES AND THE ASSISTED AND INDEPENDENT BUILDING, SIMILAR TO TO THIS CONCEPT TYPICALLY WORKS REALLY WELL.

I'M FOR THE MOST PART, WE HAVE THE APPLICANT AVAILABLE TO ANSWER ANY QUESTIONS THAT YOU MIGHT HAVE AS WELL. WE ALSO HAVE THE LANDSCAPE ARCHITECT AND THE CIVIL ENGINEER ALL ON THE LINE. AND YOU MIGHT ASK WHY IS IT SMALLER THAN WHAT WAS ORIGINALLY APPROVED? AND THE CONCEPT IS TO KIND OF SCALE IT DOWN SLIGHTLY TO WE BELIEVE, FIT IN VERY WELL WITH THE EXISTING RESIDENTIAL NEIGHBORHOOD.

SO WE FELT IT WAS KIND OF IMPORTANT TO GO A LITTLE BIT SMALLER, ONE AND TWO STORY.

AND THE ONE STORY ACTUALLY WORKS REALLY WELL WITH THE ASSISTED LIVING.

THE FOLKS FEEL VERY COMFORTABLE IN THE ONE STORY BUILDINGS AND AGAIN WITH THE ASSISTED INDEPENDENT LIVING UNITS KIND OF CIRCLED AROUND THE COURTYARDS.

IT GIVES FOLKS AN OPPORTUNITY TO GO OUTSIDE, BUT YET STILL BE WITHIN THE COMMUNITY ITSELF. SO BUT OTHER THAN THAT, I'M HERE TO ANSWER ANY QUESTIONS THAT YOU MIGHT HAVE.

AND THAT IS BASICALLY FOR THE LITTLE HIGHER ACUITY LEVEL.

BUT BASICALLY, ONCE FOLKS GET TO THAT MEMORY CARE LEVEL, FOR LACK OF A BETTER TERM, THAT WOULD WOULD BE A DIFFERENT LOCATION.
