THIS PROPERTY IS LOCATED AT 565 TOWN CENTER BOULEVARD, WHICH IS IN THE MALL.

THIS REQUEST IS A PLANNED DEVELOPMENT DETAIL PLAN AND A SPECIFIC PROVISION FOR A LIMITED SERVICE HOTEL.

HERE'S THE CASE INFORMATION, THE ACREAGE IS APPROXIMATELY POINT THREE TWO SEVEN ACRE.

THIS IS THE CITY BY LOCATION MAP, THE RED STAR IDENTIFIES THE APPROXIMATE LOCATION OF THE SUBJECT PROPERTY. AND HERE IS THE LOCATION MAP, THE SUBJECT PROPERTIES OUTLINED IN THE TEAL BLUE COLOR, AND IT'S LOCATED AT THE CORNER OF TOWN CENTER BOULEVARD AND PRAIRIE CLOVER DRIVE. AND THE CORE OF THIS TRACT IS CONSTRUCTED WITH URBAN STYLE SHOPPING CENTER TO THE NORTH END OF THE SHOPPING CENTER ARE EXISTING MULTIFAMILY COMPLEXES AND TOWNHOUSE STYLE STRUCTURES. THE SITE IS ZONED FOR PD 12 36 AND FOR PD 03 53, ALTHOUGH 12 36 IS FOR SIGNAGE AND THE APPLICANT IS NOT REQUESTING TO AMEND SIGNAGE AT THIS TIME.

SO THEY WILL BE AMENDING PD 03-53, WHICH IS IT HAS THE DEVELOPMENT REGULATIONS.

THE FUTURE LAND USE MAP OF THE ENVISION GARLAND PLAN DESIGNATES THE SUBJECT PROPERTY AS REGIONAL CENTERS. AND REGIONAL CENTERS ARE AREAS WITH A HIGHER CONCENTRATION OF ACTIVITY THAT SERVE AS A DESTINATION FOR RESIDENTS AND VISITORS.

USES WITHIN THIS DEVELOPMENT TYPE PROVIDE A MIX OF RETAIL SERVICES, ENTERTAINMENT AND EMPLOYMENT AND MAY INCLUDE RESIDENTIAL USES.

THIS PROPOSED LAND USE IS COMPATIBLE WITH THE COMPREHENSIVE PLAN.

AND HERE ARE SOME OF THE SITE PHOTOS, THE TOP LEFT IS VIEW OF THE SUBJECT PROPERTY.

THE TOP RIGHT IS LOOKING SOUTH OF THE PROPERTY.

BOTTOM LEFT IS LOOKING EAST OF THE SUBJECT PROPERTY AND THE BOTTOM RIGHT IS LOOKING NORTH OF THIS SUBJECT PROPERTY.

AND HERE IS THE OVERALL SITE PLAN SHOWING THE ENTIRE SHOPPING CENTER AND THIS WAY IS THE NORTH OF THAT SHOPPING CENTER.

THE RED CIRCLE IDENTIFIES THE LOCATION OF THE PROPOSAL IN THE SHOPPING CENTER.

AND THE APPLICANT HAS BROUGHT FORWARD A PROPOSAL IN A VACANT LOT LOCATED WITHIN THE CORE OF THE SHOPPING CENTER.

AND THE PROPOSAL IS TO AMEND PD 03 53 TO ADD A LIMITED SERVICE HOTEL BY A SPECIFIC USE PROVISION AND A DETAILED PLAN.

THE DESIGN INTENT IS TO CREATE A UNIFIED DEVELOPMENT.

THIS IS THE ENLARGED VERSION OF THE SITE PLAN, WHICH SHOWS THE LOCATION OF THE BUILDING AND THERE'S TWO OUTDOOR PATIOS, THERE WILL BE A TOTAL OF 85 GUEST ROOMS AND THE POST SIZE IS EIGHT THOUSAND SIX HUNDRED AND SIXTY TWO SQUARE FOOT GROSS FLOOR AREA.

AND THERE WILL BE A TOTAL OF SIX FLOORS.

THE GDC STATES THAT GUESTROOMS MUST HAVE ACCESS FROM ONLY INTERIOR HALLWAY ACCESSIBLE FROM A CENTRAL LOBBY.

ALL, ALL ENTRANCES AND EXITS OF ANY INCIDENTAL BUSINESS WITHIN A HOTEL MUST BE FROM INSIDE THE BUILDING, AND THIS PROPOSAL MEETS THAT REQUIREMENT.

SOME OF THE AMENITIES THAT ARE PROPOSED WITH THIS DEVELOPMENT INCLUDES A FITNESS CENTER, COMMON LEISURE AREA, A CORNER MARKET, WHICH IS A PANTRY AND A SWIMMING POOL.

ALTHOUGH A CONFERENCE ROOM IS REQUIRED FOR A LIMITED HOTEL, LIMITED SERVICE HOTEL, THE APPLICANT REQUEST A DEVIATION TO NOT ALLOW A MEETING ROOM.

AND THIS PROPOSAL ALSO REQUIRES EIGHTY NINE PARKING SPACES, AND THEY WILL BE REMOVING FIVE PARKING SPACES OVER HERE TO THE BACK OF THE BUILDING, BUT THEY ARE PROVIDING THREE DESIGNATED 20 MINUTE PARKING SPACES, WHICH WILL ALLOW GUESTS TO BE ABLE TO CHECK IN AND CHECK OUT. AND THERE IS ALSO A SHARED PARKING AGREEMENT WITH THE SHOPPING CENTER.

SO ALL THE GUESTS WILL BE ABLE TO USE THOSE PARKING SPACES.

AND HERE IS THE PROPOSED LANDSCAPE PLAN, AND IT DOES COMPLY WITH THE STANDARDS IN THE GDC AS WELL AS PD 03 53, THE LANDSCAPE PLAN SHOWS STREET TREES, PLANTERS, LIGHTS, PAVERS ALONG PRAIRIE CLOVER AND TOWN CENTER BOULEVARD TO PROVIDE COMFORTABLE PEDESTRIAN PATHWAY.

AND THOSE STREET TREES, STREET LIGHTING, THEY WILL ALL BE CONSISTENT WITH WHAT IS EXISTING TODAY. WITH THE BUILDING ELEVATION.

THIS IS THE SOUTH AND THE NORTH ELEVATION, AND THIS WILL COMPLY WITH THE APPLICABLE BUILDING DESIGN STANDARDS FROM THE GDC AS WELL AS PD 03 53.

AND THE PD ALSO REQUIRES FORESIGHTED ARCHITECTURE AND COMPATIBILITY WITH THE ARCHITECTURAL THEME OF THE TOWN CENTER CORE.

AND OVER HERE TO THE LEFT OF THE SOUTH ELEVATION IS THE EXISTING BUILDING JUST TO GIVE A BETTER VISUAL OF WHAT THE PROPOSAL WILL LOOK LIKE NEXT TO AN EXISTING BUILDING.

THIS IS THE EAST ELEVATION.

AND THIS IS THE WEST ELEVATION.

THIS IS THE DUMPSTER ELEVATION AND IT DOES COMPLY WITH THE GDC STANDARDS.

THE APPLICANT REQUESTS THE SUP FOR THE LIMITED SERVICE MOTEL LIMITED SERVICE HOTEL TO BE IN EFFECT FOR A TIME PERIOD OF 30 YEARS, WHICH ALIGNS WITH THE SUP TIME PERIOD GUIDE.

HERE ARE SOME OF THE DEVIATIONS THAT ARE REQUESTED WITH THIS PROPOSAL.

THE FIRST ONE IS THE BUILDING HEIGHT.

THE MAXIMUM REQUIRED IS FIFTY FIVE FEET AND THE PROPOSED HEIGHT IS EIGHTY ONE FEET.

AND THE APPLICANT REQUESTS THIS DEVIATION TO ALLOW SIX FLOORS ON A SMALL THE SECOND ONE IS LOT COVERAGE.

THE MAXIMUM ALLOWED IS 40 PERCENT AND THE PROPOSED COVERAGE IS SIXTY THREE POINT EIGHTEEN PERCENT. AND THE APPLICANT REQUESTS THIS DEVIATION IN ORDER TO ACCOMMODATE 85 GUEST ROOMS AND AMENITIES. THE THIRD ONE IS THE SWIMMING POOL, AND THE GDC REQUIRES ONE INDOOR OR OUTDOOR SWIMMING POOL AND REQUIRED OF EIGHT HUNDRED SQUARE FEET OF WATER SURFACE AREA AND PROPOSED IS ONE INDOOR SWIMMING POOL WITH THREE HUNDRED EIGHTEEN SQUARE FEET OF WATER SURFACE AREA.

AND THE MARRIOTT FRANCHISE REQUEST.

THE PROPOSED SIZE DUE TO SITE CONSTRAINTS.

THERE IS NO ROOM FOR A LARGER SWIMMING POOL.

AND THE FOURTH DEVIATION IS THE PORTICO SHARE OR COVERED VALLEY AREA.

THE GDC REQUIRES PORTICO SHARE OR COVERED VALLEY AREA AND MUST BE PROVIDED IMMEDIATELY ADJACENT TO THE LOBBY ENTRANCE AND REGISTRATION DESK.

THE PORTICO SHARE OR COVERED AREA MUST BE SUFFICIENT TO ACCOMMODATE THE TEMPORARY PARKING OF AT LEAST TWO VEHICLES PARKED SIDE BY SIDE OR GUEST CHECKING IN AND CHECKING OUT.

AND THE APPLICANT PROPOSES A CANOPY AT THE ENTRANCE, WHICH IS SHOWN IN EXHIBIT C, AND THEY'RE ALSO SHOWING THREE PARKING SPACES AT THE FRONT OF THE BUILDING DESIGNATED AS 20 MINUTE PARKING SPACE.

AND THE APPLICANT STATES THAT THE MAIN ENTRY CANOPY HAS BEEN PROVIDED IN PLACE OF THE PORTICO SHARE. AND THE COVER VALET AND PORTICO SHARE ARE NOT PRACTICAL IN THE CURRENT SETTING. AND THE LAST DEVIATION IS FOR THE MEETING OR CONFERENCE ROOM.

A MINIMUM OF SEVEN HUNDRED SQUARE FEET MEETING OR CONFERENCE ROOM IS REQUIRED AND THEY ARE NOT PROVIDING ANY AT THIS TIME.

THE APPLICANT REQUESTS THIS DEVIATION DUE TO LIMITED SPACE.

THE SITE REQUIRES A TOTAL OF 30 PARKING SPACES AND THEY ARE COMPLYING WITH PARKING REQUIREMENTS.

AND THE SITE CAN BE ACCESSED FROM 190 THROUGH A MUTUAL THROUGH AN ACCESS EASEMENT AND AS WELL AS FROM NORTH GARLAND AVENUE THROUGH AN ACCESS EASEMENT.

AND THEY'RE ALSO PROPOSING A PYLON SIGN ALONG 190 AND THEY'RE ALSO REQUESTING A DEVIATION FOR THAT, WHICH I WILL GO OVER IN JUST A BIT.

AND HERE IS THE PROPOSED LANDSCAPE PLAN.

IT DOES COMPLY WITH THE APPLICABLE SCREENING AND LANDSCAPING STANDARDS PER THE GDC, AND THEY ARE ALSO USING EXISTING HEALTHY TREES TOWARDS MEETING THEIR LANDSCAPING REQUIREMENT, ALONG NORTH GEORGE BUSH HIGHWAY AS WELL AS NORTH GARLAND AVENUE.

THE SOUTHEAST AND SOUTHWEST ELEVATION.

DUMPSTER ELEVATION, AND IT DOES COMPLY WITH GDC STANDARDS AS WELL.

AND THIS IS THE PROPOSED PYLON SIGN ALONG NORTH GEORGE BUSH HIGHWAY AND THE MAXIMUM HEIGHT THAT THEY'RE PROPOSING IS TWENTY TWO FEET, WHICH IS IN COMPLIANCE, AND THE AREA IS ONE HUNDRED AND FORTY SIX POINT EIGHT EIGHT SQUARE FEET.

AND THE MAXIMUM ALLOWED IS 150 SQUARE FEET.

SO THEY ARE IN COMPLIANCE WITH THE SQUARE FOOTAGE.

HOWEVER, THE GDC DOES NOT ALLOW PYLON SIGN IF THE PROPERTY HAS ACCESS FROM AN ACCESS EASEMENT OR NONPUBLIC STREET.

IN THIS CASE, THEY DO NOT HAVE DIRECT ACCESS FROM GEORGE BUSH HIGHWAY.

IT WOULD BE THROUGH AN ACCESS EASEMENT AND THE APPLICANT IS REQUESTING A DEVIATION TO ALLOW THE PYLON SIGN WHERE IT'S LOCATED.
