WHEREAS THE DEPTH AND BREADTH OF THE NEPHROLOGY NURSING PROFESSION MEETS THE DIFFERENT AND EMERGING KIDNEY DISEASE AND OTHER HEALTH CARE NEEDS FOR THE POPULATION OF GARLAND, TEXAS, WHEREAS THE ASSOCIATION OF NEPHROLOGY NURSES ASSOCIATION AMERICAN NEPHROLOGY NURSES ASSOCIATION, WHICH IS MUCH EASIER AS ANNA ANNA. ONE OF THEM IS A LOT AREA. THE BASE ZONING BEING REQUESTED WITH THE PD IS SINGLE FAMILY ATTACHED, WHICH IS INTENDED FOR TOWNHOUSES AGAIN INDIVIDUAL LOTS FOR SALE JUST THAT THE UNITS ARE ATTACHED. THE MINIMUM LOT AREA, PER THE GDC, IS TWO THOUSAND SQUARE FEET. THE APPLICANT PROPOSES A MINIMUM OF 1925 SQUARE FEET. I BELIEVE ONLY SEVEN LOTS FALL BELOW THE TWO THOUSAND SQUARE FOOT MINIMUM, SO SEVEN OUT OF THE FORTY THREE WOULD BE BELOW TWO THOUSAND AND THE MINIMUM WOULD BE THE ACTUAL MINIMUM WOULD BE ONE THOUSAND NINE HUNDRED AND TWENTY FIVE. AND WHEN YOU TAKE THE AVERAGE, THERE'S QUITE AN ARRAY OF LOT SIZES. AGAIN, THE SMALLEST BEING 1925, THE LARGEST BEING 4117. SO IT ACTUALLY AVERAGES OUT TO BE A LITTLE OVE23 HUNDRED SQUARE FEET, WHICH EXCEEDS THE MINIMUM LOT SIZE. AND AGAIN, THE DENSITY BEING PROPOSED IS NINE POINT TWO UNITS PER ACRE. THE MAXIMUM MAXIMUM DENSITY PER SFA IS 12 UNITS PER ACRE, SO THEY MEET THE GDC IN TERMS OF THE DENSITY LEVEL. THE MINIMUM LOT DEPTH IN SFA IS 90 FEET, THE PROPOSED MINIMUM LOT DEPTH OF 75 FEET. MOST SLOTS ARE LESS THAN THE NINETY FOOT REQUIREMENT, SO THEY'RE A LITTLE BIT SHALLOWER. EVEN WITH THE GARAGE, SO AGAIN, YOU CAN SEE HERE THEY WOULD BE FLUSHED AND THEN THE NCAP UNITS WOULD BE WELL. THE FRONT DOORS WOULD BE WELL SET BACK FROM THE GARAGES, BUT THE GARAGES WOULD STILL MEET THE 20 FOOT SETBACK FROM THE PROPERTY LINE TO ENSURE THAT THE DRIVEWAY LINKS ARE PROVIDED.
