THERE ARE STILL EIGHT OUTSTANDING VIOLATIONS ASSOCIATED WITH THAT INSPECTION.

AND MAY OF 2019 UTILITY RECORDS INDICATE THE LAST CUTOFF OF UTILITIES AT THE PROPERTY.

IN FEBRUARY OF 2021 CODE COMPLIANCE STAFF MET THE OWNER AT THE PROPERTY AND DISCUSSED MINIMUM HOUSING STANDARDS, VIOLATIONS, FENCE MAINTENANCE, AND SECURING THE BUILDING IN OCTOBER OF 2021, THE CODE COMPLIANCE STAFF CONDEMNED THE PROPERTY AND MAY OF 2022, JUST RECENTLY STAFF SPOKE TO MR. THOMPSON, THE OWNER.

HE REQUESTED A TEMPORARY RELEASE OF UTILITIES TO BEGIN MAKING REPAIRS TO THE PROPERTY STAFF ALLOWED FOR THE TEMPORARY RELEASE ON THE CONDITION THAT THE PROPERTY NOT BE OCCUPIED.

SOME WORK WAS NEEDED BEFORE UTILITIES COULD SAFELY BE RESTORED.

HOWEVER, AS OF MAY 16TH, IT APPEARS THAT THE PROPERTY DOES HAVE UTILITIES TO ENABLE THE REPAIRS TO MOVE FORWARD.

AND TO SECURE THE STRUCTURES AS A RESULT, THE CITY OF GARLAND HOLDS $16,678 AND 9 CENTS AND LEANS AGAINST THE PROPERTY.

THE HOUSE HAS BEEN VACANT WITHOUT UTILITIES AND APPEARS TO HAVE BEEN I'M SORRY.

THE HOUSE HAS BEEN WITHOUT UTILITIES AND APPEARS TO HAVE BEEN VACANT SINCE 2019.

WHEN STAFF SPOKE TO THE OWNER OF THE PROPERTY AND ON MAY 10TH, HE EXPRESSED THAT THE PROPERTY WAS HORRIBLE ON THE INSIDE THAT IT NEEDS TO BE IN BETTER CONDITION AND THAT HE WANTED TO MAKE IT NICER.

THE OCCUPANT SEEMED TO BE BRINGING ITEMS TO THE PROPERTY, TO DISASSEMBLE AND SELL A SCRAP IN MARCH OF 2022, THE GARLAND FIRE DEPARTMENT RESPONDED TO A TRASH FIRE IN THE BACKYARD OF THE PROPERTY.

ACCORDING TO THE FIRE MARSHAL, THE VOLUME OF COMBUSTIBLES AROUND THE FIRE WAS OF A GREAT CONCERN.

THE STAFF RECOMMENDATION FOR SEVEN 12 BELMONT DRIVE IS THAT ALL VIOLATIONS ON THE DEFICIENCY LIST BE IN COMPLIANCE BY JULY 19TH, 2022.

IF ALL THE VIOLATIONS ON THE DEFICIENCY LIST ARE NOT IN COMPLIANCE AND THEY FINAL INSPECTION IS NOT CONDUCTED BY JULY 19TH, 2020 TO CIVIL PENALTIES IN THE AMOUNT OF A HUNDRED DOLLARS PER DAY, BE ASSESSED AGAINST THE PROPERTY BEGINNING JULY 20TH, 2022, AND CONTINUE UNTIL ALL VIOLATIONS ON THE DEFICIENCY LIST ARE IN COMPLIANCE.

AND AN INSPECTION IS CONDUCTED BY THE CODE COMPLIANCE DEPARTMENT.
