THESE AREAS ACCOMMODATE USES SUCH AS CONVENIENCE, RETAIL GOODS AND SERVICES, OFFICE SPACE AND PUBLIC SERVICES. SO WE ARE, AS FAR AS ACCESS POINTS, WE HAVE A COUPLE OF ACCESS POINTS THAT PROVIDE GREAT ACCESS TO THE PROPERTY. UM, WE'D HAVE OUR OWN DRIVEWAY, UM, ON EASTERN DRIVE THERE AND WE'RE PUTTING IN A LEFT TURN TURN LANE, UM, IN THE MEDIAN. SO WE'LL BE ADDING THAT TO ACCOMMODATE TRAFFIC IN. JUST, UH, JUST PROVIDE SOME DIFFERENCES ON THIS FACILITY VERSUS AN URGENT CARE FACILITY. THIS OBVIOUSLY, UH, PROVIDES EMERGENCY SERVICES, WHEREAS URGENT CARE IS MORE PROMPT ATTENTION. WE ARE OPEN 24 7. UM, WE WOULD HAVE A PHYSICIAN ON SITE, UM, AT ALL TIMES, WHEREAS AN URGENT CARE FACILITY DOESN'T ALWAYS HAVE A PHYSICIAN ON SITE. WE HAVE ABOUT TWICE AS MANY STAFF AS YOUR, AS YOUR URGENT CARE FACILITY AND WE ALSO HAVE GREATER LAB AND IMAGING CAPABILITIES WITH MRI AS OPPOSED TO JUST CT SCANS, UM, AT AN URGENT CARE FACILITY. AND THEN WE'RE ALSO CONNECTED TO, OF COURSE, MEDICAL CITY HOSPITALS. SO THERE'S A GOOD NETWORK THERE WITH OUR, UH, PATIENTS HAVE GREAT ACCESS TO SPECIALTY PROVIDERS AS NEEDED. THE AMBULANCE SERVICE, UM, WE ONLY HAVE ABOUT ONE TO ONE AND A HALF AMBULANCE, UH, AMBULANCE PER DAY FOR 24 HOURS. UM, AND, AND SO IT IS VERY LIMITED. MOST AMBULANCES WOULD GO DIRECTLY TO THE HOSPITAL. UM, THE ONES THAT DO COME IN, UM, WITH, YOU KNOW, WE, IT'S VERY LIMITED, UM, ONE TO ONE AND A HALF PER DAY. AND WE ONLY HAVE ABOUT, UM, 30, 35 VISITORS PER DAY OVERALL. SO IT'S A VERY LOW PERCENTAGE OF, OF OUR OVERALL VISITORS. UM, AND THEN WE ALSO, THERE'S A PRIVATE PROVIDER THAT WOULD SOMETIMES IF SOMEONE, UM, WE HAVE A PATIENT THAT NEEDS TO GO TO THE HOSPITAL, AN AMBULANCE WILL COME BY AND PICK THEM UP AND TAKE THEM TO THE HOSPITAL. UM, AND SO, UH, AS FAR AS YOU KNOW, UM, SIRENS AND, AND LIGHTS THERE IS THAT, BUT THEY ONLY USE IT AS NEEDED. IT'S NOT JUST ALL THE TIME. UM, AND SO THAT WAY, YOU KNOW, WE'RE NOT, YOU KNOW, DISRUPTING, UH, ADJACENT PROPERTIES THOUGH WE DON'T HAVE ANY IMMEDIATE RESIDENTIAL IN THIS CASE ANYWAY. HERE'S OUR LANDSCAPE PLAN. THE ONLY THING THAT, UH, THIS PROPERTY WAS GOOD FOR UP UNTIL NOW WAS CAMPAIGN SIGNS . SO I'M, I'M HAPPY THAT THIS PROPERTY IS UTILIZED THE WAY IT IS.
