HE HAD RECEIVED THE CONDEMNATION NOTICE ON SEPTEMBER 19TH, 2022.

CODE COMPLIANCE STAFF RECEIVED AN EMAIL FROM DAN HICKS AIRED THE PREVIOUS OWNER.

HE SHARED WITH STAFF THAT THE PROPERTY HAD BEEN IN PROBATE ON OCTOBER 21ST, 2022.

THE BUILDING INSPECTIONS DATABASE REFLECTS A FAILED PLUMBING INSPECTION.

YESTERDAY, MARCH 29TH, 2023.

STAFF SPOKE TO MR. DIB ON MARCH 27TH, 2023.

HE'S THE NEW OWNER OF THE PROPERTY.

HE SAID THAT HE SHOULD BE ABLE TO MAKE REPAIRS WITHIN 25 DAYS.

THESE PICTURES WERE TAKEN AT THE TIME OF THE CONDEMNATION IN ON JANUARY 18TH, 2023, SHOWING THE PROPERTY WAS UNSECURED AND HAD SOME FIRE DAMAGE TO THE ROOF AT THE BACK AND HAD ALREADY BEEN, UH, PARTIALLY DEMOED ON THE INTERIOR.

THESE PICTURES ARE ALSO TAKEN AT THE TIME OF THE CONDEMNATION ON JANUARY 18TH, 2023.

THEY SHOW MORE OF THE FIRE DAMAGE AT THE BACK OF THE PROPERTY.

THESE PICTURES WERE TAKEN AT THE UNSECURED FRONT DOOR AND 10 22 MADEA DRIVE.

DEFICIENCY LIST INCLUDES A STRUCTURE HEAVILY DAMAGED BY FIRE, SMOKE, AND WATER, AND IT WAS AN UNSECURED STRUCTURE.

THE REQUIREMENTS TO COMPLY ARE THAT ALL FIRES SMOKE AND WATER DAMAGE MUST BE REPAIRED.

THE HOUSE MUST BE REPAIRED TO A HABITABLE CONDITION WITH THE PERMITS OBTAINED FROM THE BUILDING INSPECTIONS.

DEPARTMENT.

PROPERTY MUST REMAIN FREE FROM TRASH AND DEBRIS AND THE LANDSCAPING AND GRASS MUST BE MAINTAINED.

IN SUMMARY, THIS PROPERTY WAS HEAVILY DAMAGED BY FIRE IN FEBRUARY OF 2022.

THE OWNER AT THE TIME OBTAINED A PERMIT FROM THE BUILDING INSPECTIONS DEPARTMENT, BUT DID NOT COMPLETE REPAIRS.

THE PROPERTY SOLD TO THE CURRENT OWNERS, LAZAR AND JANICE HERN IN SEPTEMBER OF 2022.

MR. HERN HAS OBTAINED A PERMIT FOR THE BUILD FROM THE BUILDING INSPECTIONS DEPARTMENT AND HAS BEGUN WORKING ON THE STRUCTURE.

MR. HEARN DID SECURE THE GARAGE FRONT DOOR AND WINDOWS.

AFTER SPEAKING WITH STAFF, HE ALSO SHARED THAT HIS PLAN IS TO MAKE REPAIRS, THEN RENT OR SELL THE HOUSE.

DURING A CONVERSATION ON MARCH 20TH, HE TOLD STAFF THAT HE HAD, HE HAS HAD AN ARCHITECT DRAW PLANS AND WAS MOVING FORWARD WITH THE PLAN TO REHAB THE PROPERTY.

HE PLANS TO BE IN ATTENDANCE THIS EVENING TO SHARE THAT PLAN.

STAFF'S RECOMMENDATION IS THAT THE BUILDING BE REPAIRED TO A HABITABLE CONDITION BY JUNE 30TH, 2023.

IF THE BUILDING IS NOT REPAIRED TO A HABITABLE CONDITION AND A FINAL INSPECTION IS NOT CONDUCTED BY THE CODE COMPLIANCE DEPARTMENT.

BY JUNE 30TH, 2023, CIVIL PENALTIES IN THE AMOUNT OF $100 PER DAY BE ASSESSED AGAINST THE PROPERTY BEGINNING JULY 1ST, 2023, AND CONTINUE UNTIL THE BUILDING IS REPAIRED TO A HABITABLE CONDITION.

AND A FINAL INSPECTION IS CONDUCTED BY THE CODE COMPLIANCE DEPARTMENT.
