THE WALMART IS LOCATED AT 5302 NORTH GARLAND AVENUE. THE APPLICANT IS BOWLER ENGINEERING TEXAS LLC AND THE SITE IS 20.22 ACRES. THIS IS WHERE THE SITE IS LOCATED IN THE CITY. AND THIS IS WHERE THE SITE IS LOCATED IN THE GENERAL AREA AND IS GENERALLY SURROUNDED BY COMMERCIAL DEVELOPMENT AND PDS THAT LIKE FOR COMMUNITY RETAIL WITH THE BASED ZONING, UM, YOU'LL FIND OTHER RETAIL GROCERY UM AND OTHER RESTAURANT ESTABLISHMENTS WITH ONE MULTI FAMILY, UM, SENIOR LIVING TO THE SOUTH. THE COMPREHENSIVE PLAN LIST THIS AREA AS COMMUNITY CENTERS. COMMUNITY CENTERS ARE AREAS WITH COMPACT DEVELOPMENT, PRIMARILY NONRESIDENTIAL SERVING A COLLECTION OF NEIGHBORHOODS, THIS TYPE OF AREAS SURVIVING NUMEROUS ROADS AND HIGHWAYS, MAYBE MAYBE DEVELOPED AT THE INTERSECTION OF MAJOR ARTERIAL STREETS. UM HIGHWAYS IN TERMS OF TURNPIKE CORRIDORS. PROPOSED USE IS GENERALLY COMPATIBLE WITH THE COMPREHENSIVE PLAN. YOU ARE PHOTOS OF THE SITE. COMPACT NEIGHBORHOODS PROVIDE AREAS FOR MODERATE INCREASES IN RESIDENTIAL DENSITY, INCLUDING SINGLE FAMILY ATTACHED AND SINGLE FAMILY DETACHED HOUSING. AND THESE AREAS PROVIDE TRANSITIONS BETWEEN TRADITIONAL RESIDENTIAL AND HIGHER DENSITY, RESIDENTIAL NEIGHBORHOODS AND NON RESIDENTIAL DEVELOPMENTS.

THESE AREAS ACCOMMODATE USES SUCH AS CONVENIENCE, RETAIL OFFICE SPACE AND PUBLIC SERVICES. HERE ARE PHOTOS OF THE SITE. HERE'S THE SITE PLAN.
