AND ACTUALLY PULL UP THE LANDSCAPE PLAN, WHICH SHOWS A LITTLE BIT BETTER, BUT THE UNITS THAT ARE CLOSEST TO GARFIELD STREET IN THE CENTRAL LOT WILL HAVE WALKWAYS AND WE'LL KIND OF INTERFACE WITH GARFIELD STREET DIRECTLY, WHEREAS THE OTHER THREE UNITS IN EACH OF THESE BUILDINGS WILL HAVE THEIR PEDESTRIAN ENTRANCES. WHERE YOU KIND OF SEE THESE CLUSTER OF TREES HERE AND HERE AND THEN THESE WILL ACTUALLY INTERFACE ONTO, UM WILSON STREET. THOSE UNITS THERE AND THEN THESE ON THE STATE STREET, THIS NORTHERNMOST BUILDING, UM AND THEN THERE WILL BE VEHICULAR ACCESS. UM, AND THESE LITTLE KIND OF PRIVATE ALLEYS OR DRIVEWAYS. IF YOU WILL. AND HERE, THE BUILDING ELEVATIONS SHOWING THIS IS ACTUALLY SHOWING THE GARAGE KIND OF HOW THE GARAGES WILL LOOK. SO IT'S MULTI FAMILY TECHNICALLY, BUT IT'S MORE OF A TOWNHOUSE ALMOST MORE SINGLE FAMILY STYLE OF DEVELOPMENT, SO THAT DOES TYPICALLY TRIGGER DEVIATION, SO I'LL KIND OF SPEAK A LITTLE HIGHER LEVEL IN THESE FIRST TWO BUILDING SETBACKS AND BUILDING PLACEMENT SIMILAR UM, REASONS FOR THESE. THE STANDARD MULTI FAMILIES OWNING REQUIRES A LITTLE BIT WIDER OR LARGER SETBACKS AND DISTANCES BETWEEN BUILDINGS THAT'S CONTEMPLATING A MORE TRADITIONAL MULTI FAMILY STYLE OF DEVELOPMENT. UM, WIDER SETBACKS LARGER DISTANCES BETWEEN LARGER BUILDINGS, WHEREAS THIS IS MORE AGAIN LOWER DENSITY. YOU KIND OF DEVELOP MORE IN A TOWNHOUSE STYLE. SO WHERE YOU TYPICALLY HAVE BUILDINGS A LITTLE BIT CLOSER TO ONE ANOTHER AND CLOSER TO THE STREET AS WELL. SIMILAR REASONING FOR THE MAXIMUM LOT COVERAGE, DEVIATION AND OVERALL LANDSCAPING. TIGHTNESS OF THE SITE IS ONE REASON THE APPLICANT CITED THAT THE 20 FT. THERE'S A 20 FT STREET EASEMENT REQUIREMENT ALONG STATE STREET, WHICH ACTUALLY BUMPED THEIR MAXIMUM LOT COVERAGE UP A LITTLE BIT ABOVE THE 60% ONCE THAT WAS , IN EFFECT, SO BUT AGAIN, JUST A DIFFERENT LITTLE BIT STYLE OF DEVELOPMENT. YOU DON'T TYPICALLY HAVE AS MUCH OPEN SPACE IN THE STYLE. OF DEVELOPMENT VERSUS MORE TRADITIONAL MULTI FAMILY. COMPLEX CLUBHOUSE AND SWIMMING POOL. THE THOSE ARE GENERAL REQUIREMENTS FOR ANY MULTI FAMILY DEVELOPMENT. THE APPLICANT IS NOT PROPOSING A CLUBHOUSE AND SWIMMING POOL FOR THESE 26 UNITS. UM, THEY MAKE THE ARGUMENT THAT 26 UNITS ALONE WOULDN'T SUPPORT A CLUBHOUSE AND SWIMMING POOL, HOWEVER. UM KIND OF THE MAIN REASON IS THAT THESE THESE RESIDENTS WILL ACTUALLY SHARE AMENITIES WITH THE REST OF THE DRAPER. THEY WILL HAVE ACCESS AND CAN SHARE THE SWIMMING POOL AND CLUBHOUSE FITNESS ROOM. I BELIEVE THEY'LL HAVE CARD ACCESS TO THOSE AMENITIES. AND IT'S ALSO WORTH POINTING OUT THAT, UM THERE'S AN ADDITIONAL LEISURE AREA REQUIREMENT AND THE GDC ALONG WITH CLUBHOUSE AND SWIMMING POOLS. THE APPLICANT IS MEETING THAT REQUIREMENT. IF THIS WAS GOING TO BE LOOKED AT AS JUST A STAND ALONE DEVELOPMENT. THAT LITTLE LEISURE AREA WE TALKED

ABOUT THAT EASTERN LOT. THEY ARE PROVIDING THAT AND THEN FINALLY , THE LANDSCAPE BUFFER DUE TO SOME VARIOUS REASONS. MAINLY THERE'S SEVERAL DIFFERENT TYPES OF EASEMENTS IN PLAY ALONG STATE STREET AND GARFIELD THAT INEVITABLY SHRUNK THE WIDTH OF THE LANDSCAPE BUFFER AS WELL AS THE LOCATION OF TREE PLANTINGS. THERE'S OVERHEAD ELECTRIC AS WELL, WHICH LIMITED THE ABILITY TO PLANT ALL THE REQUIRED LARGE CANOPY TREES. UM SO THE APPLICANT IS, UM THAT AFFECTED SOME OF THE TREE PLANTINGS AND JUST THE WIDTH OF THE LANDSCAPING. BUT ALL IN ALL, THE SITE IS STILL WELL TREATED AND WELL LANDSCAPED. THE APPLICANT DID PLANT TREES AND PROVIDE LANDSCAPING EVERYWHERE THEY REALLY COULD, WHILE ALSO ALLOWING FOR PROPER AND HEALTHY TREE GROWTH. UM AND AS I MENTIONED EARLIER, THE APPLICANT IS TRYING TO PRESERVE AS MANY TREES AS POSSIBLE AS WELL. STAFF'S RECOMMENDATIONS, APPROVAL OF THE REQUEST THAT INCLUDES THE ZONING CHANGE AS WELL AS THE DETAILED PLAN. AND THE PLANE COMMISSION RECOMMENDED APPROVAL AS WELL. THAT WAS WITH A 6 TO 0 VOTE DURING THEIR MAY 22ND MEETING. AND MAYOR. WE MAILED OUT 98 NOTIFICATION LETTERS ON THIS CASE, AND WE RECEIVED ONLY TWO RESPONSES. ONE WAS IN FAVOR AND ONE WAS AGAINST AND THOSE WERE BOTH WITHIN THE NOTIFICATION AREA. THANK YOU.
