UM, SO AGAIN, THE RED COLOR INDICATES ALL THE CR ZONE LAND IN GARLAND, AND THAT'S, UH, SOUTH GARLAND THERE.

SO THE RECOMMENDATIONS OF APPROVAL, OF COURSE, CAME FROM THE DEVELOPMENT SERVICES COMMITTEE DURING THE REPORT ON SEPTEMBER 18TH.

UH, AND THEN WE DID SEND IT THROUGH THE PLANNING COMMISSION.

THEY RECOMMENDED APPROVAL AS WELL ON OCTOBER 23RD.

AND MAYOR, WE DID, AS I INDICATED EARLIER, UH, WE DID SEND OUT NOTIFICATIONS ON THIS PER STATE LAW TO AFFECTED PROPERTY OWNERS.

AND, UM, I DID RECEIVE A, A NUMBER OF CALLS AND A FEW EMAILS AS WELL.

UH, JUST KIND OF CLARIFYING EVERYONE THAT REALLY CALLED AND EMAILED REALLY JUST HAD QUESTIONS AND NEEDED A LITTLE CLARIFICATION ON, UH, WHAT THE AMENDMENT WAS AND HOW IT AFFECTED THEM.

SO, UM, JUST TO KIND OF, UH, UH, SHARE KIND OF WHAT'S BEEN SHARED WITH THEM, IT'S, IT'S, UM, THIS AFFECTS ANY NEW AUTOMOBILE REPAIR, MINOR USES IN COMMUNITY RETAIL.

THEY WOULD FOLLOW AN SUP PROCESS, UH, RATHER THAN BE PERMITTED BY.

UM, AND AS FAR AS ANY EXISTING AUTO REPAIR BUSINESSES IN THE ZONING DISTRICT IS THIS AMENDMENT DOES NOT FORCE THEM TO CLOSE BUSINESS OR ANYTHING OF THAT NATURE.

THE, UM, TIM HORTON'S BRAND IS A WELL-KNOWN CANADIAN COFFEE SHOP THAT IS LARGELY PRESENT IN CANADA, IN THE NORTHERN UNITED STATES.

THERE'S CURRENTLY ONLY ONE LOCATION IN TEXAS WITH NONE, UH, CURRENTLY IN NORTH TEXAS, ALTHOUGH THEY ARE, UM, BEGINNING TO EXPAND IN THE METROPLEX.

SO THIS IS ONE OF, UH, ONE OF SEVERAL.

AS I UNDERSTAND, UH, THE PROPOSAL WILL GENERATE ADDITIONAL SALES TAX REVENUE TO THE CITY AND REDEVELOP A PORTION OF AN UNDER UNDERUTILIZED PARKING LOT.

UH, HERE'S SOME PHOTOS OF THE AREA JUST KIND OF PEEKING THROUGH FROM NORTH GARLAND AVENUE DOWN TO THE SAM'S CLUB ABOUT WHERE THIS, UH, TIM HORTON'S WILL BE LOCATED AND JUST SOME ADDITIONAL PHOTOS OF THE AREA UP AND DOWN NORTH GARLAND AVENUE.

AND, UH, HERE'S THE SITE PLAN.

IT IS, UM, CAN BE ACCESSED FROM NORTH CAROLINA AVENUE AND OTHER MUTUAL ACCESS EASEMENTS.

UM, AGAIN, THERE ARE TWO TENANTS, UH, PROPOSED.

THE OTHER, THE RETAIL TENANT, THEY DO NOT HAVE A, UM, A TENANT LINED UP JUST YET.

THAT'LL BE A FUTURE, UM, SPACE THAT'S AVAILABLE, BUT THE TIM HORTONS WITH THE DRIVE THROUGH WILL BE, UH, MOVING FORWARD ON THIS SUBJECT SITE.

UH, THE SITE PLAN MEETS ALL TECHNICAL REQUIREMENTS OF THE GDC, INCLUDING PARKING AND LANDSCAPING AS WELL.

IT MEETS ALL, UM, REQUIREMENTS OF THE GDC AND THE TREES WILL BE REMAINING, UH, THAT ARE ALONG NORTH CARLAND AVENUE AND HERE THE BUILDING ELEVATIONS.

AND THEY MEET ALL DESIGN CRITERIA OF THE GDC OH.
