IT IS NATIONAL SURVEYORS WEEK, AND FOR MORE THAN A QUARTER MILLENNIUM, SURVEYORS HAVE PLAYED CENTRAL ROLE IN THE EPIC SAGA OF AMERICA. HER PEOPLE AND THE LAND THEY LOVE. WHEREAS THE FOUR PRESIDENTS DEPICTED ON MOUNT RUSHMORE WERE SURVEYORS, INCLUDING THOMAS JEFFERSON, WHO TASKED TWO OF THE MOST FAMOUS LAND SURVEYORS IN U.S. HISTORY, MERIWETHER LEWIS AND WILLIAM CLARK, TO EMBARK ON AN EXPEDITION THROUGH THE UNCHARTED TERRITORY PURCHASED FROM FRANCE, SOWING THE SEEDS OF MANIFEST DESTINY AND A SENSE OF PURPOSE THAT WOULD SHAPE THE TRAJECTORY OF OUR PEOPLE FOR YEARS TO COME. THE PROMISE OF LAND OWNERSHIP BECKONED PIONEERS FROM ALL CORNERS OF THE GLOBE, AND IN THE ERA OF WESTERN EXPANSION, MANY SUCH SETTLERS JOURNEYED TO THE LONE STAR STATE TO BUILD A BETTER LIFE. SURVEYORS HAVE PAVED THE WAY FOR MANY GLORIES OF THE PAST, AND THEIR INFLUENCE IS AS SIGNIFICANT AS EVER IN THE PRESENT, WHETHER THROUGH CONSTRUCTION, TRANSPORTATION, CONSERVATION, INDUSTRY, DISASTER RECOVERY. MUCH OF MODERN LIFE DEPENDS ON OUR TALENTED SURVEYORS. YOU CAN SEE THAT THE PROPOSED SITE IS EAST OF SOUTH COUNTRY CLUB ROAD AND CENTERVILLE BROADWAY AREA, ADJACENT TO LAKE RAY HUBBARD. MANY OF YOU KNOW THIS SITE FORMERLY AS ABOUT 178 ACRES OF THE EASTERN HILLS COUNTRY CLUB. IT OPENED IN 1954 AND ABOUT 60 YEARS LATER CLOSED. THIS PROPERTY HAS SEEN SOME OTHER DEVELOPMENT POTENTIAL IN THE PAST, SUCH AS THERE WAS 1 IN 2015, AND THAT PARTICULAR DEVELOPMENT GROUP WAS PROPOSING 550 SINGLE FAMILY HOMES, AVERAGING 1600 SQUARE FEET. THAT DID NOT GO FORWARD. IN 2018, A GROUP CALLED MY POSSIBILITIES HAD WORKED THROUGH A PLAN DEVELOPMENT, A PD, WHICH IS 1837, AND IT PRESCRIBED SOME VERY SPECIFIC DEVELOPMENT TERMS, MOST OF WHICH ARE A MAXIMUM OF 300 SINGLE FAMILY HOMES BETWEEN A MINIMUM OF 1700 TO 2000FT■S. HERE'S THE ONLY ACCESSIBLE PHOTO SINCE IT IS STILL CURRENTLY GATED, BUT THIS IS THE OUTSIDE OF IT. YOU CAN KIND OF SEE THIS IS VERY HIGH UP, AND THEN THE PROPERTY KIND OF SLOPES DOWN TOWARDS THE LAKE. EXCUSE ME. SO THE, THE GROUP THAHAT IS COMING FORWARD WITH AN OPPORTUNITY FOR INVESTMENT IS A GROUP CALLED TRILOGY. THEY'RE OUT OF ALPHARETTA, GEORGIA. THEY SPECIALIZE IN RESIDENTIAL INVESTMENT AND DEVELOPMENT OPPORTUNITIES. THEY ARE CURRENTLY UNDER PURCHASE CONTRACT WITH THE PREVIOUS OWNER. MY POSSIBILITIES. THEIR PROJECT VISION IS TO ESSENTIALLY PERFORM EXACTLY WHAT THEY HAVE BY RIGHT AFFORDED BY THE PD. THAT WAS APPROVED IN 2018, WHICH IS THE 300 SINGLE FAMILY NEW SINGLE FAMILY HOMES IN THAT SQUARE FOOTAGE RANGE MINIMUM AND 35% OF THAT SITE MUST BE OPEN SPACE AND LANDSCAPE BUFFERED TO BE MAINTAINED BY THE HOA. SO YOU CAN SEE KIND OF THEIR THE EXHIBIT THAT IS THE PROPOSED LAYOUT. I CAN POINT OUT WHILE I'VE GOT THIS MAP UP HERE. SO IT DOES TALK ABOUT A TRAIL CONNECTION. IF YOU LOOK AT THE RIGHT HAND SIDE OF IT, THE TRAIL, THE CITY'S TRAIL MASTER PLAN PROPOSES ONE DAY A TRAIL THAT GOES ALL THE WAY DOWN LAKE.

RAY HUBBARD GOES DOWN TO WIN. JOYCE PARK GOES TO JOHN PAUL JONES AROUND HARBOR POINT AND SO FORTH. SO THIS PROPOSAL DOES PROVIDE EASEMENTS FOR THAT TRAIL CONNECTION. THE MINIMUM SALE PRICE FOR THE HOMES IS TO BE 500,000 OR GREATER. SO THE PROPOSED INVESTMENT IS THEY ARE REQUESTING A REBATE. AND I WANT TO EMPHASIZE REBATE. THEY ARE TO PAY THE 3.4 MILLION APPROXIMATELY IN DEVELOPMENT FEES THAT YOUR PERMIT FEES, YOUR TREE MITIGATION FEES, IMPACT FEES.
