ONE, THE SITE GEOMETRY, IT'S TRIANGULAR. IT IS OBVIOUSLY NOT THE MOST EFFICIENT AS A STANDALONE SITE.THAT'S A DEVELOPMENT CHALLENGE IN AND OF ITSELF. THE OVERALL SIZE OF IT AT 1.8 ACRES. THAT'S THE GROSS ACREAGE FOR THE SITE. I GO BACK HERE. IF YOU LOOK AT THIS SITE KIND OF RIGHT WHERE THE LINES HERE OR THE LETTERS ARE, SPRING CREEK COMES THROUGH THE TOP PORTION OF THIS SITE, AND SO MORE THAN HALF OF THE SITE HERE IS REALLY UNDEVELOPABLE. THIS IS THE CREEK ITSELF. IT'S A JURISDICTIONAL WETLAND. AND SO REALLY IT'S THIS PIECE TO THE SIDE WHICH YOU HAVE THAT YOU COULD ACTUALLY DEVELOP ON IT. AND SO THE NATURAL FEATURES OF IT, YOU KNOW, THAT CONSTRAIN THE SITE. NOT ONLY DO THEY MAKE THE SITE CHALLENGING, BUT WE THERE WAS A QUESTION ASKED IN PLANNING AND ZONING ABOUT THE ABILITY TO COMBINE THIS SITE WITH THE ADJACENT SITE HERE, WHICH IS NOT UNDER COMMON OWNERSHIP. THE CHALLENGE HERE IS YOU HAVE A NATURAL BUFFER THAT DIVIDES THESE TWO, SO THERE WOULD BE NO ABILITY REALLY TO CONNECT THESE TWO PIECES. THIS REALLY ACTS AS THE NATURAL BUFFER TO THE ADJACENCY.
AND SO AGAIN FROM OUR OUR DESIGN ACTUALLY HAS VERY LITTLE JUST AN ENTRY WAY THAT'S COMING ONTO THE SITE, BUT WE CAN LOOK AT THAT.
